The 2016 Carefree Desert Garden calendars will be available this fall at Carefree Town Hall, 8 Sundial Circle, Carefree. If you like to take pictures, visit the Gardens. Our entry period for the Gardens photo contest is January. Your picture could be in the 2017 calendar!

Hi Lyn, does this mean that the building is paid off in 5 years or does the City then have to negotiate a new loan. Given the cost of money to the lenders, very short loan time, and going rates makes you wonder why they are not getting a lower interest rate (like 3%) for five years. Did they consider selling municipal bonds to pay for it compared to a loan?

The Town anticipates that the loan will be paid off in the 2018/19 fiscal year.
This is a commercial loan not a residential loan. We have shopped this loan around to numerous large and small financial institutions both local and nation-wide . National Bank of Arizona provided the town with the lowest commercial rate possible.
Muni Bonds typically require a non-elastic revenue stream to support the debt such as a secondary property tax. Additionally, the cost to establish a bond for such a small principal amount is dramatically more than a conventional commercial loan.

Hi,
What has always confused me is that we have two major banks in Carefree. Chase & B of A, both are national + banks. Are their rates so poor that they are not even asked ??? Chase was my Bank of record in NYC and they were loan competitive even though they weren't crazy about dealing with General Contractors. I still use Chase here.

We also have Wells Fargo and National Bank of AZ which is Zions Bank. Two additional major Banks.
Recently we approached these local branches to discuss moving the Town’s banking serves over to them. National Bank of AZ provided the Town the most aggressive, cost effective banking program. Additionally, we requested if they would be interested in providing quotes on the Town’s commercial loan. However, due to the desire to pay off the loan early and the small balance it was not a viable match.

The last time sewer rates were “adjusted” the monthly charge was DOUBLED. I tried to contact the Corporation Commission about it and was stonewalled. We need to have powerful and multiple reasons to justify ANY increase!!!

Jake and I are happy Alberto's is open again. We missed having dinner there this past month. We love everything about this restaurant. We love the warm, quiet atmosphere. It reminds me of Mediterranean restaurants you'd find in the countryside of Italy. The food is the closest to authentic Italian cuisine that I have experienced anywhere in this area. We also love the service there. Alberto himself, will pitch in take care of tables if they are busy. Jake and I just can't say enough good things about this place. It is probably our favorite restaurant in this area, including Scottsdale.

When we visit the Valley of the Sun we always head to the town of Carefree for great dining. We make our first stop at Alberto Ristorante. When you seek classic Italian, Alberto serves it up, nothing short of superb each and every time! Wonderful wines, great Caesar Salad. There's always something new to try and many great "regular " entree' choices. Alberto is so charming, he keeps us coming back. Jeanne and Don Cassanova
